A Phase 1 Environmental Site Assessment (ESA) is an investigation of a property’s historical and current use. Why ESA Phase 1 is important when buying a property?

An essential part of due diligence when buying a property includes the Environmental Site Assessment Phase 1 before closing the deal to make sure that the subject property is not contaminated. A contaminated land is land characterized by the presence of harmful substances that are above natural limits affecting human and environmental health.
